Our Vision Statement

By | Vision

Dear valued customers, partners, and team members,

We are delighted to share a pivotal milestone in the journey of Dios Co., Ltd. – the creation of our Vision Statement.

Our Vision Statement reads:

“Dios aims to provide a warm, compassionate heart to all our customers and stakeholders through meticulous services, powered by our rich experience and expertise.”

In business, while it’s essential to provide products and services, we aim to be a company that offers something even more valuable – a ‘Heart.’ The term ‘Heart’ might seem abstract, and therefore, it must be embodied through specific products, services, and actions. However, we believe our focus should primarily be on the ‘Heart,’ rather than merely on goods or services. It is imperative that all our customers can feel our warm, caring heart through our products and services.

As Dios Co., Ltd. approaches its 30th term, I find myself reflecting on the three decades since I founded the company. In doing so, I have come to realize that some aspects of my past management philosophy were misguided.

In the past, we have provided excellent service to those who had a contract with our company while ignoring those who had chosen to work with other companies. I had believed that this approach was a natural part of business. But now, I have realized that this way of thinking must be eliminated from our future management policies.

Moving forward, Dios Co., Ltd. must offer a warm, compassionate heart to all our customers, all our employees, and all stakeholders, regardless of their contractual relationship with us. This is our Core Value.

As we take this new direction, we deeply appreciate your continued support and look forward to growing together in warmth and compassion.

With warmth,

Masahiro Fukai

Japanese Hospitality (Omotenashi)

By | 未分類

The Japanese “spirit of hospitality” or “omotenashi” in Japanese, is rooted in the Japanese aesthetic sense of simplicity, attention to detail, and a focus on creating a sense of harmony and comfort for the guest or recipient. These aesthetic values are deeply ingrained in Japanese culture and have influenced a wide range of Japanese art forms, including traditional architecture, gardening, cuisine, and tea ceremony.

In Japanese architecture, for example, the concept of “ma” (negative space) is an important aspect of creating a sense of openness and tranquility in a space. The use of natural materials such as wood, paper, and stone, as well as the incorporation of natural elements such as water and plants, is also common in Japanese architecture and reflects the importance placed on simplicity and the beauty of natural materials.

In Japanese gardening, the focus is on creating a sense of harmony and balance between the natural environment and the man-made elements within it. The use of rocks, sand, and carefully arranged plants and trees is used to create a sense of balance and tranquility, while the careful placement of water features such as ponds and streams adds a sense of movement and life to the space.

In Japanese cuisine, the focus is on the quality and freshness of ingredients, as well as the artful presentation of dishes. Seasonal ingredients are often used, and dishes are often prepared in a way that highlights the natural flavors and textures of the ingredients. The presentation of dishes is also an important aspect of Japanese cuisine, with a focus on creating a visually appealing and balanced meal.

Finally, in the Japanese tea ceremony, every detail of the ceremony is carefully considered to create a sense of harmony and tranquility for the guest. The tea room is designed to create a sense of intimacy and simplicity, while the ceremony itself is performed with a focus on attention to detail and the creation of a sense of peacefulness and calm.

Overall, the Japanese aesthetic sense of simplicity, attention to detail, and a focus on creating a sense of harmony and comfort is reflected in the Japanese “spirit of hospitality” or “omotenashi.” This sense of hospitality is deeply rooted in Japanese culture and has been passed down through generations as an important aspect of Japanese identity and way of life.

Lease Contract Period in Japan

By | 未分類

Many foreign customers do not correctly understand the “contract period” stated in Japanese lease contracts.

For example, if the contract stipulates that the contract period is two years, many foreign customers believe that they cannot cancel their  lease contract for two years.

But this is a big mistake. If a foreign customer interprets Japanese law in this way, the foreign customer will suffer a great loss in Japan.

In conclusion, you can completely ignore the contract period specified in the Japanese lease contract.

If you want to know the detailed legal structure, please ask me and I will explain the structure, history and reasons of Japanese law in detail why you can ignore the lease period in Japan.

Buy Supermarket Life Fresh Groceries on Amazon

By | 未分類

Did you know that you can buy many household items on Amazon, including fresh groceries from Japanese leading supermarket chain “Life”?

Moreover, it is a service that delivers to your home in just 2 hours.

Since it is a raw food product, if you are not available, the delivery person will return the product to Life without delivering it.

Delivery is only one time. Money will be refunded in the absence of the customer.

Because it’s Amazon, you can convert the language from Japanese to English and other languages.

I think this Amazon and Life service is very convenient.

Japanese people eat a food called ozoni on New Year’s Day. In the cold season, the body is warm and it is very delicious.

Then why not try making ozoni once using Life and Amazon’s services?

By | Expo Osaka 2025

Dios is a real estate company that supports foreign government diplomats and foreign company executives coming to Japan. Headquartered in Nakanoshima, central Osaka, Dios is the only real estate company in Osaka that specializes in serving foreign clients.

For 25 years in Osaka, Dios has specialized exclusively for foreign expats who do not speak Japanese. Therefore, we have a wealth of experience and knowledge regarding the problems that foreign customers may have and what services are necessary in Osaka Japan.

Usually, our main job is to purchase and install furniture and home electric appliances for foreign expats’ residences.
In that case the furniture lease period is generally 3 to 4 years.

The Expo will be for a maximum of one year, including the preparation period, and I believe there will be furniture and home appliances required for the pavilions as well as residences. The Expo will be the first time for Dios, but we will do our best to make the best possible proposals for our foreign customers.

IKEA VILBORG Curtain

By | Interior Coordinate

We think that the IKEA curtain VILBORG is really well-designed product.

Dios is an agent for Kawashima, a leading Japanese curtain manufacturer. Kawashima’s fabrics are famous for traditional Japanese women’s kimono techniques, and the quality of curtains is number one in Japan.

The price is about 10 times more expensive than IKEA curtains. Kawashima is one of the most expensive curtains in Japan.

However, there are many curtains other than Kawashima whose fabric is similar to Kawashima’s. IKEA curtains, on the other hand, are unique. Very individual. We don’t think IKEA is better because it’s cheaper, we think IKEA is better value even if the price is the same.

  1. IKEA curtains have a beautiful sheen
  2. IKEA curtains have good fabric
  3. IKEA curtains are moderately thick
  4. IKEA curtains have good colors
  5. IKEA curtains are natural-oriented
  6. IKEA curtains are natural materials

For younger customers, IKEA curtains are highly recommended.

If you buy all the curtains other than IKEA, it will cost about 2 million yen. On the other hand, if you buy all the good curtains from IKEA, it will cost about 200,000 yen. However, the overall design of the curtains is better with IKEA curtains.

IKEA curtains are well balanced.

IKEA curtains are “Only One”.

Shigarakiyaki 信楽焼

By | Japan Culture

“Shigaraki ware(Shigarakiyaki 信楽焼)” is a large pottery production area in Koka City, Shiga Prefecture, Japan.

The history of pottery production dates back to the Kamakura period, 1,200 years ago.

A long time ago, this area was the bottom of Lake Biwa, so very rare and good soil is deposited here, so wonderfully colored pottery is produced.

The Japanese loved the beautiful colors of this region.

Shigaraki ware developed along with Japanese tea ceremony culture.

“Wabi-sabi” is the Japanese aesthetic sense.

Shoji screen

By | Interior Coordinate, Life in Japan

We did the work to put up the shoji by ourselves.

One day I stayed at a cheap old inn with my American friend. However, that cheap inn had a small window with a small lattice.

He said, “In Japan there is an aesthetic sense even in such a cheap hotel.”

In other words, in America, if you spend a lot of money, there are buildings with aesthetic sense, but if you don’t spend money, you can’t find aesthetic sense.

Japanese shoji screens give the room a perfect balance of light and shadow.

In Japan, you don’t have to live in a luxury home to find a sense of beautiful interiors.
